Year-Round Foundation Maintenance Tips for Texas Homeowners

Texas weather is extreme — scorching summers, sudden storms, and everything in between. Each season brings different challenges for your foundation. Here's a year-round maintenance guide for Frisco homeowners.
Spring (March–May)
Spring in North Texas means heavy rains and rapid soil expansion. Check gutters and downspouts to ensure water is directed away from the foundation. Inspect grading around the home — add fill dirt if water is pooling near the foundation. Test your sump pump if you have one. And inspect for new cracks after the spring rains.
Summer (June–August)
Summer is when the soil dries out and shrinks. This is the most critical time for foundation watering. Use a soaker hose 12–18 inches from the foundation, 15–20 minutes per section, 2–3 times per week. Monitor doors and windows for sticking — if they start sticking during a dry spell, your foundation may be moving.
Fall (September–November)
Fall brings a mix of dry weather and occasional storms. Clean gutters of fallen leaves. Check grading again after any landscaping changes. Seal any minor foundation cracks before winter. And prepare your foundation watering system for winter if you have one.
Winter (December–February)
Texas winters are mild compared to northern states, but freeze-thaw cycles can still occur. When the ground freezes and thaws, it can cause minor foundation movement. Keep an eye on cracks and monitor for any changes. If we have a dry winter, continue watering your foundation as needed.
